Scotiabank has officially opened the doors to employees and clients at Scotiabank North, its newly built office tower located in the Bay Adelaide Centre in Toronto’s Financial District. The building marks the next stage of the Bank’s multiyear ‘Downtown Campus’ journey to bring employees closer together, enabling a more cohesive culture and innovative experience for employees.
“Creating meaningful moments of connection is at the core of what we do daily for our clients and is more critical than ever for all Scotiabank employees,” said Stephen Morson, Senior Vice President, Real Estate at Scotiabank. “With thoughtfully curated meeting and personal spaces developed by our in-house team of designers, and state-of-the-art technology to facilitate engaging experiences for those in person and virtually, Scotiabank North is the next step forward in enabling our future of work.”
The 32-storey building, which is Leadership in Energy and Environmental Design (LEED) certified, has 17 floors designated to Scotiabank, housing employees within Global Banking and Markets, Global Wealth Management and corporate services. The tower features inclusive amenities including reflection rooms for prayer or meditation, personal care rooms to support employees’ individual needs in a safe and hygienic space, and a 13,290 square foot modern café accessible to all downtown employees.
Scotiabank North is home to a 10,000 square foot outdoor terrace for client and staff events. Other opportunities to bring the outdoors and nature closer to employees have been incorporated into the design and architecture.
“Humans are innately connected with nature, and biophilic design encourages that connection between humans and nature,” Marianne McKenna, Founding Partner of KPMB Architects, who supported Scotiabank with its overall architectural vision. “We’re learning that having access to natural light and seeing natural earth tones and patterns that evoke nature, and having greenery in the workspace can have tremendous health and wellness benefits to employees.”
Each of the floors within Scotiabank North has been designed according to WELL Building Standards to create spaces that advance human health and well-being, an approach taken with the Bank’s new office projects.

Scotiabank’s campus design approach expanding outside the downtown core
As Scotiabank announces enhancements to its corporate headquarters, the Bank has been incorporating its campus real estate strategy across the city, including its Scarborough Campus in Toronto’s east end.
With increasingly increased support needed for employees to thrive and better serve clients, Scotiabank has transformed its Toronto Customer Contact Centre, focusing on empowerment, adaptability and connection. Using a neighbourhood model, teams are assigned to a specific space, while given flexibility in where and how they work. Each neighbourhood offers coaching rooms for on-the-spot employee support and huddle rooms for more effective team collaboration. Employees also have access to a library for quiet, personal work and a games area to connect with coworkers during breaks.
Over the coming years, Scotiabank will continue to invest in implementing its campus strategy in offices in Canada and across its global footprint.
